WHAT IS A HOME INSPECTION?
A home inspection is a comprehensive visual examination of the home’s overall structure, major systems and components.
A properly trained home inspector will review your house as a system, looking at how one component of the house might affect the operability or lifespan of another. Components that are not performing properly should be identified, as well as items that are beyond their useful life or are unsafe. The purpose of the home inspection is to provide the client with a better understanding of the property conditions, as observed at the time of the inspection.

HOW DO I FIND THE RIGHT HOME INSPECTOR?
Not all home inspectors are equally trained and qualified!
The best source is by far a “word of mouth” referral; ask a friend, family or co-worker if they can recommend a home inspector they have used in the past and were satisfied with the services. Other sources are your mortgage lender or mortgage broker. Your real estate professional can also refer you to the Need a GPI/NPI Inspector? for a referral to a home inspector.
If you are looking in the Yellow Pages, most home inspection companies can be found under the headings “Building Inspection Services” or “Home Inspection Services”. In addition, our online database allows you to find a home inspector in the areas where you need a home inspection done. Our members have been asked to list ALL of the areas where they provide home inspection services independent of where their offices are located. Whatever your referral source, please perform due diligence when selecting an inspector. Discuss your expectations with the inspector to ensure that the report provided will meet your specific needs.
WHAT DOES THE HOME INSPECTOR DO?

HOW LONG DOES A HOME INSPECTION TAKE?
A professional home inspection usually takes between two and four hours, depending on the size, age and condition of the house. It is critical that the inspector can access all areas and/or systems. If certain areas are inaccessible, the inspection can be hampered and take longer than necessary. The client may need to reschedule and pay for a return visit to the site.
SHOULD I ATTEND THE HOME INSPECTION?
Canada Mortgage & Housing Corporation (CMHC) article “Hiring a Home Inspector ” recommends that potential homebuyers accompany the inspector as the inspection takes place. It can be a valuable learning experience. You can also take this opportunity to get more familiar with your new home, to take measurements of rooms and/or windows. More importantly, you can ask your home inspector questions on the spot.
WHAT TYPE OF REPORT SHOULD I EXPECT?
A professional Home Inspection will provide you with an objective information report regarding the condition of the systems and components of the home, as inspected at the time of the home inspection. A properly trained home inspector will review your house as a system, looking at how one component of the house might affect the operability or lifespan of another. Identified in this report will be components that are not performing properly, as well as items that are beyond their useful life or are unsafe.
The Home Inspector should be willing to answer any questions a buyer might have and to clarify the limitations of the inspection to avoid misunderstandings. We typical have 15-30 pictures included in our reports.
HOW MUCH DOES A HOME INSPECTION COST?
Pricing can vary depending on your area of service. For a typical single family home, you should expect to pay in the range of $500 (plus applicable tax), but price can also vary depending on type of property (i.e. condo, mobile home, Vintage Home, etc.). Ask your home inspector. Also remember that some inspectors may have surcharges for a crawlspace, basement suite, age of house, mileage, etc.
DO HOME INSPECTORS PERFORM SERVICES OTHER THAN RESIDENTIAL HOME INSPECTIONS?
Several home inspectors offer a wide range of services, including commercial inspections, indoor air quality investigations, new construction deficiencies list, building envelope surveys, WETT (wood burning appliances) Inspections, etc. As a consumer, please perform due diligence in your inspector selection. Ask for references, ask for a copy of past reports, and enquire about their training and experience.

In what month and year did you start your NPI/GPI franchise?
We started with GPI On September 13, 2014. We went to Omaha Nebraska for training.

What was your career before starting your NPI/GPI franchise? Tiffany was a stay at home mother for the past 4 yrs and Dale’s motivation and personal support system. Every now and then we would tackle small renovation jobs on the weekends. It’s not unusual for Tiffany to be mudding or painting while holding the entire family together. She is the calm no matter how catastrophic things get throughout the day. Dale has been contracting in Saskatoon Sk. And area for the last 4 years. Over the last 20 months Dale was the Supervisor for JDM Construction Corporation. “Helping Families Breathe Easy” and “Achieving Safety Excellence”. These were two company mottos that Dale helped maintain. JDM offers many services for Water Disaster Relief, Mold Remediation, Water Restoration, new construction, reconstruction and so much more. Dale was even a supervisor for the government for over 5 years with Living Skies Housing Authorities. A remediation team that solely works on properties that are owned and operated by Saskatchewan Housing Authorities. A non-profit organization, that provides affordable housing. When their properties were in need of service the Living Skies team would be brought in.


Why did you want to change careers and start a home inspection franchise?
We have always had a passion for the overall quality of a home and the science behind them. All our previous work throughout the years led up to this. We know people in our area and if they want an inspection of any kind they want the best people out there to do it. Sometimes to work with the best you simply must join them so that’s what we did. This just happens to be the right time for us and our young family. It was always the ten year milestone plan to be become professional inspectors. It’s just a huge bonus that we found a franchise in our area!

The way I see it:
Different people have different mind set. Ever wonder why financial freedom hasn’t been in your neck of the woods lately. Well it starts with your mind set. If you typically find yourself working 8-5 on 5 day a week basis than welcome to the group called the majority. We work for a boss when we in fact could be the boss. If this leads to wondering questions than you should consider taking some time to determine your why’s.
Why do you work this much. What would you do if your achieved financial freedom? Would you help other’s? Would you help retire your parents if possible? Would you start a company that can be passes on?
You can start by thinking of yourself in 20 years from now looking back. What will your company and yourself personally have become?
